When creating your flat fee MLS listing, it’s better to under deliver than exaggerate a claim. For example, if you put on a new roof 2 years ago, you can’t list that as a new roof! It has to be less than one year old for anything to be called “new”. If your house has room in the basement that you use as a fourth bedroom, don’t call it a 4th bedroom, un
less it has a window and a closet. No closet? Call it a study or an office.
